Karolkowa Business Park is ready to be launched

ABLON Group, one of the largest real estate development companies in Hungary and Central and Eastern Europe, will build its new project, named Karolkowa Business Park, in the only business district of Warsaw, situated in the direct neighbourhood of the city centre. The office complex will be opened in the first quarter of 2013

The 11-storey complex with the total of 18 thousand square meters of leasable area, of which more than 15 thousand square meters will be office space and 3 thousand square meters will be retail space, will be built with the total development costs of 50 million EUR. The unique attraction of the building is the 2,500 square meter undivided public park to be established in the roof garden above the commercial areas. This park, with its cafés and restaurants, will offer a perfect place to relax for the employees working in the office building and also for the people living nearby.

KarolkowaBusiness Parkwill combine the appearance of modern offices with historic forms. This unique architectural solution will result a striking building even on the versatile real estate market of Warsaw. The ground floor façade elements of the red brick Philips factory building built back in the early 1900’s will be preserved. The complex will be made of a 6-storey unit and two 11-storey towers. When making the plans, one of the foremost aim was to let as much natural light into the office spaces as possible, thereby reducing the amount of the necessary artificial lighting and ensuring more flexibility in creating the internal spaces.

As far as transportation is concerned, this new complex has perfect features as well. Situated right in the vicinity of the Warsaw city centre and being the part of the only office park of the city, besides the several bus and tram connections and the two planned stations of the metro line currently under construction, this complex will be easily reached from the city centre on foot as well. Parking places for the total of 260 cars will be created in the two underground garage levels.
